A: First and foremost, it’s because I really do want to buy your property. I look for great properties all over the St. Louis region and your property was either identified by myself, or my team, as one we are highly interested in. How do we know this? Because we do our research to locate great properties who are owned by people who we think may be interested in selling.
A: If we got it wrong and you are not interested in selling your property at this time, then just give me a call and let me know. I do encourage you to file my postcard in a safe place so that when you do decide to sell, you have my contact information to call me at your convenience.
A: Most of the time I want to see the property and not just pictures. On rare occasions I may be able to do so, but seeing the property enables me to make you the best offer possible. There are unknown risks when buying a property without seeing it, and unknown risks typically translates into lower offers.
A: No, there is no need for you to make any repairs or put any money into fixing the property. When I say “as-is,” that means I buy it just the way it is without you needing to put any more time, money or effort into getting it ready to sell.
A: No, you can take whatever valuables and possessions you want and leave anything you do not want. I will take care of cleaning it out once the property is sold.
A: I will ask to do my own walk-through and inspection, or I may have something like a sewer lateral performed, just so I know the condition of the property. If there is a problem, then everyone knows up front the “as-is” condition of the property.
